This parcel is zoned agriculture and is presently leased for grazing of a small herd of pet cows and horses. There are two small older barn/corral structures on the property. Twin Cliffs Drive is paved and Afton City takes care of maintenance and plowing.

The property is close to WY Hwy-89, and there is an easement in place from the highway directly to the 70 acres through the parcel currently owned by Silver Star Communications - which would be an extension of Sundance Rd to the east.

​There is irrigation/spring water on the extreme eastern portion of the property, near the base of the mountains. It meanders through the trees in that area. The eastern boundary extends into the base of the mountains and abuts public land. There are other irrigation ditches that flow through the eastern portion of the property, and the property has water rights from the Grover Canal Company ($100+/year). There are inactive water wheel lines on the property.

ADDITIONAL INFO

The property also owns TWO Afton City future culinary water hook ups free of normal connection fees (currently $20/month each). Electricity is available all along Twin Cliffs Drive, there is no city sewer service available to the property. The property may be divided into smaller 1-5 acre (?) residential parcels that will require septic systems. There are no current plans to extend Afton sewer system to this area. Some of the property may be part of a flood zone.
